With more than 25 years in real estate and 13 years leading Garland Group, Rhonda Garland brings deep, hands-on expertise across brokerage, asset management, acquisitions, and advisory services. Based in the Treasure Valley, she combines local market knowledge with nationwide portfolio experience to help owners, investors, landlords, tenants, and homebuyers make informed, value-driven decisions. She is also a CCIM designee — a professional certification that recognizes advanced competency in commercial real estate investment analysis, market valuation, and negotiation. That designation means clients benefit from rigorous financial underwriting, disciplined deal structuring, and access to a national network of commercial specialists that improves transaction outcomes and portfolio performance.
Prior to founding Garland Group in 2011, Rhonda led acquisition due diligence for a national investment and development firm, overseeing financial underwriting, market analysis, site inspections, and risk assessment across more than 20 million square feet of retail, office, industrial, multifamily, and mixed-use properties. That technical rigor—paired with years of operating and directing property and asset management teams—shapes the disciplined approach used on every engagement.
At Garland Group and through past affiliations with KW Commercial and Cushman & Wakefield, Rhonda has structured and negotiated complex lease and sales transactions for landlords, tenants, buyers, and sellers across retail, office, industrial, land, and multi-family asset types. Her advisory work includes acquisitions and due diligence, financial modeling and analysis, portfolio-level asset management, and hands-on property management in the Treasure Valley.
Rhonda has long been a residential real estate owner and investor and remains actively involved in the local housing market. She represents buyers and sellers throughout the Treasure Valley and brings an owner’s perspective to every residential engagement by brings a warm, client-centered approach to residential buyers — from first-time purchasers and growing families to downsizers and relocating professionals. Rhonda guides buyers through every step of the process: neighborhood selection, comparable market analysis, home inspections, financing referrals, negotiation, and a smooth closing. She also offers practical renovation and staging advice drawn from hands-on investment and renovation experience. With deep local knowledge, a trusted network of contractors and lenders, and strong negotiation skills, Rhonda helps buyers find the right home at the right price with confidence and minimal stress.
